There is no standard MLS or Zillow in Merida so searching for the right home in Merida leaving you with only 2 options: 

1) Hire a trusted realtor to search for you or

Certainly…. if you can stand the summer!  Affordable real estate, near perfect weather (for most of the year) and an easy to navigate transit system.  The summers can be a bit brutal if you aren’t used to heat but an international airport, modern amenities, and safety make Mérida one of the best places for expats to live. Add in an extremely low cost of living compared to tourist hot spots such as Playa del Carmen or Cancun – Making the “The White City” one of Mexico’s best kept secrets.

Yes, but the process is slightly more complicated than if you were a Mexican national. There is no law prohibiting a foreigner from buying real estate in Mexico. Foreigners must, however, choose a realtor and attorney and go through Mexican customs to formalize their purchase.

Expats live all over the city but generally pick a neighborhood close to Merida centro, or Norte.

NO! We do not recommend you do any real estate transaction through Facebook Marketplace. While there are certainly legitimate and honest agents marketing there – just like the US and Canada there are also quite a few properties that don’t exist and are set up as a scam (think Craigslist horror stories!)  If it sounds too good to be true it probably is.

As a buyer – you do not pay anything to have a real estate agent check out and the offer. If you find a place you like on Facebook – call us, we are happy to visit the property and give you a live virtual tour if you aren’t in town. We can vet it for you and guarantee your purchase and piece of mind. As all of our commission is paid by the seller there is no cost to you and in many cases we are actually able to save you money by negotiating a lower purchase price! 

Yes, if you purchase a house or property in Mazatlan or anywhere in Mexico there are property taxes. Here we call them “predial” and are very low compared to in the USA or Canada. Most annual property taxes run $100 or less, and they are rarely higher than about $500. Predial is due once a year and can be paid online.
